Site Search/Selection
Site search and selection requires a broad set of expertise from disparate fields. cGMA brings together a team comprised of nationally recognized subject matter experts (SME’s) who, working together with client’s operations and strategic leaders can concisely and accurately identify and evaluate the most advantageous sites. Two teams work in unison to accomplish this.
The Technical Team comprised of SME’s in engineering and design of regulated manufacturing facilities operating under GMP conditions initially develops requirements necessary for a site to accommodate the client’s functional requirements. As the short list of optimal sites develops, this same team evaluates actual conditions at each in order to confirm, and rank the finalist options.
The Location Economics Team made up of industry leading experts in the field lead contact with state development offices and utility economic development authorities utilizing the statement of technical and operational requirements developed by client and the Technical Team in order to identify the initial site candidates. This team then winnows the initial candidate properties via analysis of multiple locational variables designed to arrive at a short list of highly qualified sites. Such factors will be derived from the client project goals and objectives and are likely to include (among others) site size and capacity, known development limitations (e.g. natural or man-made environmental constraints) land use approval (zoning, etc.) status, the availability of talent, data on wages, the price of land, construction cost differentials, utility and freight costs, local and regional infrastructure and capacity, natural disaster risk, and local regulatory environment as well as initial estimates of the value of business incentives.
